What is the Calgary TIPP Program?

The Tax Instalment Payment Plan (TIPP) is the City of Calgary's popular monthly automatic payment system. Instead of paying a large lump sum on June 30th, your annual taxes are divided into 12 equal monthly withdrawals.

How Calgary Property Taxes Work: Formula & Structure

Understanding municipal levies, provincial requisitions, and mill rates

1. Assessment Value

Every year, City of Calgary property assessors evaluate the market value of your home as of July 1 of the previous year. This value reflects recent sales of comparable properties, renovations, and neighborhood market trends.

2. Municipal Portion (~63%)

Calgary City Council establishes the municipal tax rate every spring based on the city operating budget. This money funds essential services: Calgary Police Service, Calgary Fire Department, Calgary Transit, snow plowing, and parks.

3. Alberta Education (~37%)

Under the Alberta Municipal Government Act, municipalities are required to collect provincial education property taxes on behalf of the Government of Alberta and remit them directly to the Alberta School Foundation Fund (ASFF).

The TIPP Advantage: Why 90%+ of Calgary Homeowners Use It

Avoid lump-sum surprises and avoid the severe 7% July 1 late penalty

In most North American cities, property owners must either pay a hefty lump sum once or twice a year or pay through their mortgage lender with escrow fees.

Calgary's Tax Instalment Payment Plan (TIPP) offers a superior direct model:

  • Zero Interest & Zero Admin Fees: No cost to join or maintain.
  • 12 Automatic Monthly Payments: Withdrawn on the 1st of each month.
  • Automatic Rate Adjustment: When new annual rates are set in May, your monthly withdrawal adjusts automatically for the second half of the year.
  • Late Penalty Protection: You are 100% exempt from the City's 7% late penalty assessed on June 30 unpaid balances.
